My need to sell my home came about because the retirement village of my choice had a vacancy. My time to achieve a sale was therefore limited by how long I could reasonably ask the Village to hold the vacancy for me. Four months seemed about right and my body clock was also telling me that it was time to move on without too much delay.
I toyed with the idea of handling the sale myself which family and friends had done. I began by asking the QV firm to give me a market appraisal. This they did, included in which was taking account of Covid, plus the forecast increases in mortgage interest rates and cost of living rises which were on the horizon. As a check, I also asked three local real estate companies for a QV. One drove past my house and based his response almost solely on local sales. Two sent along salespeople to make personal contact. This was a good idea, because I was able to ask questions of them and confidently base my future decisions on their face-to-face answers.
At this point, I began to realise that because of my age, what I didn’t know about house sales and my ignorance of what a salesperson actually does, a private sale was not a good idea. To coin a phrase, “ He who acts as his own agent has a fool for a client”. My decision to choose to go with Barfoot & Thompson instead of selling privately was because of Phil Compain’s visit. The decision was based on the hour I spent with him and the confidence gained that I could be comfortable working with him. This confidence was not misplaced.
Phil impressed me with the way he presented himself and the understanding he had of the difficulties faced by an elderly client, recently bereaved and one who was leaving his home of 34 years. And he understood the stress levels I knew were coming. At all times he treated me with respect and frequently emphasised that his duty to his client was to gain a sale at the best possible advantage given the current state of the market. I am satisfied that he fulfilled this responsibility.
Phil has a quiet easy going manner which makes him good to talk with but which hides his determination to achieve results. As far as his actions go, he sets a plan, tells me what he would like to do and, with my agreement, goes ahead and does what he undertook to do. His advice was always sound but on the rare occasion when I wanted to choose a different path for personal reasons, he understood and deferred to me as the client.
Phil has been my mentor in many ways. Early on in our relationship I told him that, as I mentioned earlier, due to my age, I was not handling stress well. He said that he would ensure that stress levels would be kept as low as possible and he achieved that goal.
We encountered a few problems along the way, some of my making, and at times I thought of giving up, but Phil always seemed to have a practical solution for dealing with them. On one occasion he noted that our prospective buyer was having a problem in selling their house. The detail doesn’t matter but our buyer’s difficulty in selling was hindering buying ours. Phil was able to suggest a solution that still met my parameters. I am happy to acknowledge that this was attributable to his vast accumulated experience in his profession and that this is another reason for not going for a private sale.
In summary, I am delighted that I chose not to try to sell privately but instead selected Barfoot & Thompson and with that got to know Phil Compain. Phil, in his understanding way, offered me the encouragement to see the sale through and under the time limit, in difficult market times, that I had set for myself.
