I first became acquainted with Rodger McIntosh through his associate Jasjeet Ahuja at Glendene Barfoot & Thompson. Several months previously Jasjeet had knocked on my door, asking if I was interested in selling my house. I was then just starting to seriously think about doing so, so I took his card and kept it.
When, a few months later, I decided to sell, I contacted Jasjeet and arranged for him to call. He and Rodger duly came, on a Thursday morning. So did another pair of estate salespeople, from a rival company, who had cold-called me a few weeks earlier. Both pairs had a tour of the house and said that they would come back to me with definite proposals. Rodger and Jasjeet duly returned, in person, the following morning (Friday), with not only a verbal proposal, but also a quite detailed written proposal. They got the commission on the spot on the strength of that.
The other pair did not get back to me until the following Monday, with a phone call. Too little, too late.
Rodger’s attention to detailed showed itself when he came with a drone and its operator to take publicity photos of the property. At the time, two new houses were being built on the adjacent, identically sized, property, in addition to the two already there. Rodger told the drone operator to ensure that the aerial photos showed enough of this building activity to show my property’s development potential. This aspect featured prominently in the sales publicity.
The property included a large house. Unfortunately, this needed much work to be done to it. So Rodger emphasised the development potential of the site, not the house. In fact, the first item on the list of features was ‘Bring your bulldozer’. Rodger thus turned a negative into a positive. With an appropriate touch of humour.
Both the speed with which the property sold and the price it fetched reflected the effectiveness of this approach.
About two years previously, Rodger had sold the house of a friend of mine. My friend was very happy with the price got for his house, and still remembers Rodger fondly. Rodger’s success with the sale of my property was clearly not a lucky fluke, a one-off, but just one episode in an ongoing successful process.
I was selling to move into a retirement village. Rodger went out of his way to help me clarify some matters involving that.
All-in-all, I found Rodger enthusiastic and diligent in his approach, and, above all, very effective. I have no hesitation in recommending Rodger to anyone selling a house
